1. Purpose of This Policy

MyCityProperty.com is a property showcase and lead-generation platform that enables real estate agents and agencies to display property listings and connect directly with prospective buyers and tenants.

This policy establishes the rules and responsibilities governing the submission, publication, management and removal of property listings on the platform.

All agents, agencies, property owners and other users submitting property information must comply with this policy.

2. Eligible Property Listings

MyCityProperty.com may accept listings for the following categories:

• New Properties
• Resale Properties
• Rental Properties
• Residential Properties
• Commercial Properties
• Residential and Commercial Plots
• NA Plots
• Agricultural Land
• Other property categories approved by the platform

The platform may restrict or reject any property category or listing that does not meet its requirements.

3. Property Information and Accuracy

The agent or agency submitting a property listing is solely responsible for providing accurate, complete and up-to-date information.

Required information may include:

• Property title and description.
• Property type and transaction type.
• Property location and address.
• Carpet area, built-up area or plot area, as applicable.
• Number of bedrooms, bathrooms and other specifications.
• Expected sale price or rental amount.
• Property photographs and videos.
• Relevant amenities and facilities.
• Agent or agency contact details.
• RERA registration details, where applicable.
• Other approvals, permissions or supporting information, where relevant.

MyCityProperty.com / Createxo may rely on information supplied by the agent or agency and does not independently verify every factual statement in every listing.

4. Property Ownership and Advertising Authority

The agent or agency must ensure that they:

• Are the property owner or have permission from the owner to advertise the property.
• Have the authority to share property information, photographs and contact details.
• Do not advertise properties without the owner’s knowledge or authorisation.
• Do not misrepresent their relationship with the property owner, developer or builder.
• Have obtained necessary permissions before using third-party photographs, videos, brochures or promotional material.

The agent or agency shall be responsible for any dispute arising from unauthorised property advertisements or misuse of third-party content.

5. RERA and Legal Compliance

Where applicable, agents, agencies and developers must comply with the Real Estate (Regulation and Development) Act, 2016 (RERA), Maharashtra RERA requirements and other applicable laws.

• Applicable RERA registration details must be provided for projects and agents wherever legally required.
• Agents must not advertise projects or make claims in violation of applicable RERA requirements.
• Property approvals, title documents, land-use permissions and other statutory requirements must be accurately represented.
• Agricultural land, NA plots and other land listings must not contain misleading claims about conversion, development permissions or permitted usage.

MyCityProperty.com may request supporting documents or registration details before publishing or continuing a listing.

6. Photographs, Videos and Promotional Content

All images, videos, brochures and other content submitted for publication must:

• Relate to the actual property or project being advertised.
• Not be misleading, manipulated or materially different from the property being offered.
• Not infringe copyright, trademark, privacy or other third-party rights.
• Not contain false claims, deceptive pricing or unauthorised branding.

The platform may resize, crop, compress, format or otherwise make reasonable technical adjustments to submitted content for website display and promotional purposes.

7. Pricing and Property Availability

Agents and agencies must provide genuine and current property prices and availability information.

• Prices must not be deliberately misleading.
• Additional charges, if relevant to the advertised price, should be clearly disclosed.
• Properties that are sold, rented, withdrawn or no longer available must be reported promptly.
• Changes in price, availability or property specifications must be communicated to the platform.
• The platform may update, hide or remove listings where information is outdated or appears misleading.

MyCityProperty.com does not guarantee that a listed property will remain available at the displayed price or at the time a buyer or tenant makes an enquiry.

8. Duplicate and Multiple Listings

The platform may restrict or remove:

• Duplicate listings of the same property.
• Repeated listings intended to manipulate visibility.
• Listings submitted by multiple agents without appropriate authority.
• Listings using misleading titles, locations or descriptions.
• Listings created to redirect enquiries to unrelated properties.

MyCityProperty.com may determine how duplicate listings are consolidated, retained or removed.

9. Prohibited Listings and Activities

The following are strictly prohibited:

• Fake, non-existent or fictitious properties.
• Fraudulent advertisements and false ownership claims.
• Misrepresentation of carpet area, plot size, location, amenities or approvals.
• False RERA registration or approval details.
• Unauthorised use of property photographs or documents.
• Bait pricing or deliberately misleading offers.
• Listings intended to collect advance payments through fraudulent means.
• Properties advertised without necessary authority or permissions.
• Discriminatory or unlawful property advertisements.
• Any content or activity that violates applicable laws.

The platform reserves the right to reject, suspend or remove any listing that violates this policy or creates a reasonable risk of fraud, harm or legal non-compliance.

10. Listing Upload and Management by Createxo

Under the applicable subscription plans, property listings are uploaded and managed by the MyCityProperty.com / Createxo team.

• Customers must provide property information and photographs in the requested format.
• Uploads will be undertaken according to the subscribed plan and agreed service scope.
• The customer is responsible for reviewing the published listing and reporting errors or required corrections.
• Uploads, corrections and updates may be subject to the service limits and timelines of the selected plan.
• The platform may request clarification or additional information before publishing a listing.
• The platform does not guarantee publication of incomplete, misleading or non-compliant information.

11. Verification and Disclaimer

MyCityProperty.com is primarily a property showcase and lead-generation platform.

Unless expressly stated otherwise in writing:

• Publication of a property listing does not mean that MyCityProperty.com has verified ownership, title, legal status, construction quality, approvals, RERA compliance, pricing or availability.
• A published listing should not be treated as a legal title certificate, property valuation, investment recommendation or guarantee of the property’s condition.
• Buyers and tenants must independently verify property documents, ownership, approvals, measurements, prices and other relevant details before making payments or entering into an agreement.
• Buyers should conduct appropriate due diligence and consult qualified legal or property professionals wherever necessary.

12. Enquiries and Direct Communication

Property enquiries may be directed to the agent or agency through telephone, WhatsApp or other available contact methods.

• Agents and agencies are responsible for responding to enquiries professionally and accurately.
• MyCityProperty.com does not guarantee the number, quality or conversion of enquiries.
• The platform is not responsible for private discussions, negotiations, site visits, payments or agreements between buyers, tenants, owners and agents.
• Users should exercise caution before sharing sensitive information or making advance payments.

13. Fraud Reporting and Listing Removal

Users may report suspicious, inaccurate, misleading or potentially fraudulent listings through the platform’s published contact details.

MyCityProperty.com / Createxo may:

• Request clarification or supporting documents.
• Temporarily hide a listing while a complaint is reviewed.
• Reject or remove a listing found to be misleading or non-compliant.
• Suspend an agency page or customer account in cases of serious or repeated violations.
• Cooperate with relevant authorities where legally required.

In cases involving suspected fraud or serious legal violations, the platform may take immediate protective action without waiting for prior approval from the listing customer.

14. Responsibility and Indemnity

The agent, agency or person submitting a property listing is responsible for the accuracy, legality and authorisation of the information and content supplied.

They agree to address claims, disputes, losses or liabilities arising from their unauthorised advertisements, false representations, infringement of third-party rights or violation of applicable laws, subject to applicable law.

Nothing in this policy excludes liability that cannot legally be excluded.

15. Policy Enforcement and Changes

MyCityProperty.com / Createxo reserves the right to update this policy, revise listing requirements and remove or restrict listings when reasonably necessary to protect users and maintain the integrity of the platform.
